Targets or marks are persuaded to attend real estate presentations: a high pressure timeshare sales tour and sales pitch to purchase a timeshare for thousands or tens of thousands of dollars. In exchange for their time, potential purchasers are given restaurant gift certificates, tourist passes for guided tours, and free rounds of golf. Some purchase mini-vacation packages for discounted rates in exchange for their promise and obligation to attend the timeshare sales presentation.

High pressure sales tactics by the timeshare sales people, whom are often independent contractors and not employees of the timeshare company, include once-in-a-lifetime deals; offers that require an immediate commitment and purchase; disparaging one spouse for not purchasing a timeshare for the other spouse to go on vacation; and, most commonly, lying about the features of the timeshare.

Timeshare salespeople lies often relate to the ability of the timeshare company to: rent out or sell your timeshare on your behalf for a profit; re-purchasing your timeshare; selling your other burdensome timeshare on your behalf; and offer bonus, owner, or developer weeks. The frequency with which the timeshare may be used, trading power of points, cost and frequency of maintenance fees, and season when the timeshare may be used are also often commonly lies.
